Live, play, vacation, whatever...West Lake is the reason for the season. Much history surrounds West Lake, 1 of 3 blue water lakes in the world. With a maximum depth of an astoinishing 136 feet, coverage of over 3800 acres, and average depth of 39 feet, one will rarely find a more inviting and cleaner lake. If you are lucky enough to traverse the waters in March and early April, you would likely be the only boat on the lake providing for awesome views of the lake bottom. In the Winter, you will find that the lake freezes, allowing fishermen to bring their shacks and also allowing the possbility of the University of Okoboji Winter Games. West Lake has fantastic fishing ranging from small pan fish like crappie and blue gill to large game fish such as the muskie. Land prices on West Lake were at a high in the mid 2000's prior to the economic collapse, and they have slowly crepped up to a range of $10000-$17000 a linear foot. This is fairly subjective depending on location, approach, depth of lot etc. West Lake is also known for a number of families with long and rich heritages having passed their cottage down from generation to generation. Come ski, swim, parasail, fish, or just lay an anchor. You are sure to enjoy.

West Okoboji Lake (sometimes known as West Lake Okoboji) is a natural body of water, approximately 3,847 acres (15.57 km2) in area, in Dickinson County in northwest Iowa in the United States. It is part of the chain of lakes known as the Iowa Great Lakes. The area was long inhabited by the Santee or Dakota Sioux. The Dakota-language name for the lake was Minnetonka, meaning "great waters".
The cities of Arnolds Park, Okoboji, West Okoboji, and Wahpeton sit on its shore. Okoboji was derived from the Dakota name for the lake, and Wahpeton was the name of one of the major historic Sioux bands in the nineteenth century. Today the Sisseton-Wahpeton Sioux are a federally recognized tribe.
Here's the scenario. You are building a house or remodeling your house. Material costs are up. Labor costs are up. You ask yourself, where can I save a buck? Before answering this question, you must be careful, especially if your home is located in an area where other quality homes are built, whether on the lake, off the lake, or in higher valued developments such as golf course developments, etc. Growing up in construction and with a plethora of new construction and remodels under my belt, let me share with you some of the easy things that your future buyers will recognize when they are looking for quality.
1. One of the first things buyers of higher end homes will look for is to determine if the owner used hollow core doors. It's an immediate sign that the seller was looking for ways to save money (where else then did they cut back that I can't see???)
2. The second most obvious is the counter tops. Did the sellers spend for a quality granite, quartz, or other hard surface, or was formica used?
3. The third item that might stick out is the cabinetry. Do the drawers have dovetail construction with hardwoods? Did they use "soft close" drawers? Are there pull outs for the pots and pans?
4. Flooring is an easy one also. Was laminate used, or is it engineered or hardwoods? Does the carpet convey a quality feel and plushness? Is there a nice thick pad underneath the carpet?
5. Though there are many other items to look at, cheap vs quality lighting and plumbing fixtures are probably the next major focus.
There is nothing wrong with with using lower cost materials, especially when trying to keep a project within budget, especially when trying to build more house for less money. Just be aware that most buyers looking to spend in excess of $300k for off lake homes and $500+ for East Lake chain homes, and $1M+ for West and Big Spirit will expect the very best materials and finishes.

South Shore Estates is the newest lakeshore development on Lower Gar. Here you have access to West Lake, East Lake, Minnewashta, and Upper Gar.
The harbor is a man made inlet located on the north end of West Lake. A board walk surrounds the harbor and this is one of the most tranquil parts of the lake. Homeowners in the harbor have a more affordable way to have access to West Lake, and still get to enjoy the clean waters West Lake has to offer. Homes in the Harbor typically range from about $350k to as much as $700k.
"The Bridge" has been referred to by the Wharf Bridge, the Kentucky Fried Chicken Bridge, the bridge connecting East and West, among other names. In the good old days, this was actually a draw bridge converted to the current permanent structure. In the 90's when the 3 lane was installed, there was talk about removing the bridge and making some drastic changes. All in all, the base of the bridge remained, and the upper structure was improved. I remember as a kid jumping off the bridge, and fishing on and under the bridge. In fact, an unforgettable memory I have is when I was fishing with my cousin and I casted out trying to reach the opposite corner of the bridge with my lure. In mid air, a pigeon flew and the timing was so great that my line wrapped around the pigeon, and the pigeon went into the water. I reeled it up and had caught a pigeon. My cousin then decided to hold this pigeon inside the front of his coat. We went to show people at Okoboji Boats what we had caught. When we got there, he opened his jacket, and the pigeon had pooped all over his white shirt.

They will be able to putt their way through caves, over bridges, and under waterfalls. Being right in the middle of all the summer action you are also walking distance everything that downtown Arnolds Park offers.
Brooks Golf Club is one of the premier golf courses in the Iowa Great Lakes. Located in Okoboji, Iowa, Brooks is one of the few 27 hole golf courses in Iowa. I've personally been a member here for a number of years, and can tell you that not other course offers the beauty and upkeep that Brooks provides. The numerous flower beds, Caribbean beach like bunkers, bent grass fairways, natural prairie grass, and rolling hills provide for an aesthetic pleasure as you play all 27 holes. Brooks also has one of the nicest practice facilities in the state as well. Bobs in Anrolds Park is famous for the Bobs dog. This is a place the whole family will enjoy. You will be able to enjoy an old fashion maid rite, hot dog, and don't forget the amazing shakes! Located right in the heart of all the action in Arnolds Park you will be able to park the boat and walk up to Bobs. Eat on the patio over looking West Lake or take your meal to go and enjoy it on the boat!
Pike's Point is located at 15973 213th Ave, Spirit Lake, IA on beautiful West Lake Okoboji. It is one of the largest parks in the Iowa Great Lakes, and provides for all kinds of activities including fishing, swimming, bird watching etc. This park also has a rest room, and a beach. If coming by boat, one wants to be careful as the point extends far into the lake, and there is a warning buoy roughly 300 feet from the point of shore. In 2010, many trees here were uprooted because of some severe straight line winds during the storm that reaked havoc through the Iowa Great Lakes.
Bridges Bay Resort is built on the land purchased a few years prior which used to be owned by the Nielsen family of Arnolds Park. This huge complex consists of a hotel, 3 condo buildings (a 4th is under construction), and over 100 vacation cabins. A popular part of the resort is the indoor waterpark that cabin and condo owners have access to, but also, so does the public for a fee. Braccos is a fantastic summertime restaurant and bar which is frequented by boat, by car, and by foot, especially from the owners of the condos and cabins. All of the units at Bridges Bay have an opportunity for a boat hoist, and it is an extremely popular destination for out of towners looking for a vacation spot in Okoboji. Because Bridges Bay is not within the city limits, many owners utilize property management companies to help them rent their units by the day, week, and month. I've personally sold and shown many condo and cabin units and would be delighted to help.
Minervas is located in the Arrowwood Resort in Okoboji. Their menu offers a little of everything! From classic pastas and aged steaks to seafood everyone will leave satisfied. They offer a great "Pick Two" option for lunch and the atmosphere is excellent. They also do a pasta night that seems to be a staple in the community. Getting to pick your sauce and everything that goes into your pasta which is then made right in front of you is certainly a treat for the whole family!
Haywards Bay on West Lake Okoboji boasts low approaches and one of the few areas on West Lake to offer sand beaches. Renowned for the "bay of the flags", you will know you are in Haywards bay because of the all the American flags on the end of the docks. Fishing is great in Haywards Bay and the sunsets are one in a million. To get to Haywards Bay by car, one would drive the east side of the lake on Lakeshore Dr.

'Farrell Sisters History
The O'Farrell Sisters restaurant was born in 1949 at the bridge on Hwy 71, between East and West Lake Okoboji. Edna Mae and Arlene O'Farrell bought the business from Ike Kissinger who was running for Sheriff of Dickinson County.
In the early years the girls were open seven days a week and had a booming business in no time. The fried chicken dinners on Sunday evenings were especially popular. There were times when the line waiting to get in was so long they'd have to lock the door and would often run out of chicken!
In 1959 Arlene married and moved to Tallahassee, Florida with her husband Furman Henderson. Edna Mae and Ferne continued in the restaurant, moving to its present location that same year. This spot had a garden and chicken coup, which was moved to the house across the street.
Ferne died in 1974 and Edna Mae in 1978. Arlene sold the business to nieces Joyce Gapinski, Jo Ann Anderson, Charlotte Sarvie and Cheri Petersen (these are married names). The nieces successfully ran the restaurant from 1979 through 2003. After losing Jo Ann in 1997 and Cheri in 2002, Joyce and Charlotte decided to sell after the 2003 season.

I hear this one all the time from prospects looking to list their house. "Well, agent xyz told us that if we listed with her, she'd have it sold in a week." This would fall into the category of "If it sounds too good to be true, the probably is." The majority of agents are not going to make this claim, but rather will give you an honest market analysis, inform you as to how weak or strong the market is, especially the market in which your home resides, and present the objective facts. A good agent will then lay out an effective marketing plan, where the majority of the focus should be on "online marketing". Be careful to not get caught up in empty promises, reduced commissions, and being talked in to lowering your price below market value (unless you must have a quick sale). The key to choosing a good listing agent is to objectively determine who is going to provide you the best opportunity to sell your home. Will your listing agent also aggressively work to find buyers, or will they just list your home and wait for another agent to do the work.
Arrowood is a year-round conference center and hotel with over 100 guest rooms, whirlpool suites and a "Great Room" for hosting group events and hospitality suites. Formerly known as Village East, the resort offers an outdoor pool, deck, playground, volleyball and croquet courts and a heated indoor pool area. Hotel goers can also enjoy an on-site salon, Minervas Bar and Eatery and lit parking. Located on Brooks National Golf Course, Arrowwood Resort offers some of the finest lodging around. Years ago, Brooks Golf Course clubhouse was actually housed on the rear side of Arrowood, but since then, the course has been converted to 27 holes with a a new separate clubhouse. Also, the Racquet Club was a part of the facility, offering workout facilities, racquet ball, and tennis. However, with the addition of the YMCA, the racquet club was unsustainable and converted into retail.
Best pizza in town with an amazing view! Dock the boat and stop in the Ritz for a pizza and cold beverages. They offer live bands in the summer and during winter games! The Ritz offers a breakfast buffet and an amazing bloody mary bar on Sundays! Make sure to stop in when you are in town.
Los Pueblos is a family owned business known for serving some of the best food around with a very festive atmosphere. Enjoy one of their famous margaritas while you munch on some chips and salsa. Whether you are in the mood for enchiladas, burritos, fajitas, or fish tacos, they have something the whole family can enjoy!
Miller's Bay, on the west side of West Lake is a popular spot for boaters in the summer to just go chill out, throw an anchor, and relax. On the weekends, this bay is filled with boats tied up to each other offering families the opportunity to have the kids swim, or you might find a bunch of party animals chugging beers and enjoying the summer sun. Either way, everyone is having a great time, and so if you are out and about, just know that Millers Bay is where boaters go in the summer to be where the party is at.
Okoboji Boat Works is home to "The Fish Shack" and "The Inconvenience Store". Formerly a marina of thriving boat sales since 1890, OBW now offers up many different rentals, a 24 hour gas dock, excursion boats, and more. I remember the days as a child of fishing for crappie and blue gill here and along the docks of Smith's Bay. Though the scenery has changed, the outstanding fishing has not.
Go check out Boji Roots Salon in Milford! Sherri does an amazing job of doing exactly what you ask and is very good at giving you ideas on new trends. The salon it's self to so cute inside! She also offers a great supply of products for you to purchase so you can feel like your at the salon even at home. Sherri is very flexible and also fast! When you are very busy its great knowing you wont be sitting at the salon for hours!
"The Tressle" bridge used to carry the old railroad that traversed the area. Now the tressle is home to some of the areas best fishing. Served as a hot spot for fisherman, and a trail for walkers and bikers, the tressle is a classic structure of the Okobojis. We spent days jumping off of the tressle doing cannonballs, preachers, flips and the like. I know in my life my friends and I have caught literally tens of thousands of crappie and blue gill off the tressle bridge.
For Okoboji's superfood Big Acai Bowl Okoboji, located in the Central Emporium is a perfect spot for a healthy breakfast or a snack. Acai (pronounced ah-sah-hee) is a berry extract from acai palm tree found in the rainforests of Central and South America. The acai berries have a slightly sweet favor often compared too blueberries paired with very dark chocolate. This is a must stop for a healthy treat for the whole family that has many health benefits including healthy fats, fiber, magnesium, calcium with very low natural sugar. This natural food is a must try!
A home town favorite! The Taco House is a hidden gem in the Great Lakes area. If your looking for delicious Mexican food give this a try. Taco House is not open during the winter months but you are able to put in a freezer order before they close to satisfy your craving on those cold days. If you are looking for a place to catch a bunch of fish in a short period of time, the dock in Minnewashta right off of Sawmill Park in Arnolds Park is the place. Fish with a worm or throw a crank bait, you can't go wrong. This spot located in the center of the lakes area allows you to bring your children to play on the nice equipment, or have a family gathering at the recently remodeled shelter. These waters are well known for perch, bluegill, pike, crappie, walleye, yellows, and smallmouth and largemouth bass. With two different places to launch a boat, Minnewashta is a great place for some family fun.

Emerald Hills Golf Course is one of the premier golf courses in the Iowa Great Lakes. Golfers throughout Okoboji will tell you that compared to the rest of the golf courses around, Emerald Hills is probably the most challenging. When I grew up as a kid, we lived just a half block from the back side of the course. We would sneak on with a couple short little clubs and balls we found walking the course and sometimes spent more time being chased by the sprinklers than trying to hit golf balls. Emerald Hills was owned by Gordy and Bette Benit many years ago and they can be credited with growing this course into the masterpiece it has become. Later purchased by Randy Rohlfsen and a few others, Emerald has flourished as one of the best courses around. If memory serves me right, Randy has been there since the early 1990's and has always had a strong conviction to help young golfers. He has taught and coached numerous high school teams, and they also put on a 5 day junior camp every year which has been a tremendous hit. I grew up on this course and can honestly say, you better be hitting the ball straight!

The ice is in and its time to mark some fish! Drag the sled right down the ramp off of Dam Road in Arnolds Park and you are catching fish in minutes. On Minnewashta, no spot is a bad spot. Surrounded by a number of beautiful lake homes, the scene is perfect for drilling some holes and jigging your way to a fresh meal. Gills, perch, crappie and walleye will keep you busy in your fish shack. If have not fished on Lake Minnewashta, now is the time.

This place is amazing! From the views, atmosphere, service and food you can't go wrong. The biggest beer and drink selection at the lakes. On Sundays you can enjoy one of the largest bloody mary bars in the area. Their menu consists of a variety of steaks, seafood, and flatbreads. The Waterfront is a great addition to the lakes area!
